At Macaulay & Co., we provide a proactive and hands-on service for block and estate management. We prioritise regular open lines of communication, establishing trust and confidence with our clients.

Block and Estate Management involves overseeing all aspects of communal areas within an apartment building or residential estate. This includes maintenance, repairs, financial management, health and safety compliance and general administration to ensure properties and developments are well-maintained and retain their value.

Site Inspections

We regularly inspect to actively prevent excessive maintenance issues and to forward plan for large expenditure and works. The regularity of these visits will be agreed upon instruction depending on the size of the development and how many both parties feel is reasonable.

Manage and Organise Repairs

By using local, trusted trades people, we quickly act upon maintenance reports and organise quotes as necessary dependent on the scale of works. For major works we will oversee in its entirety.

Regular Services

As with repairs, we will appoint on your behalf, a local and trusted contractor to take care of matters such as cleaning and gardening to ensure the development is well maintained. We will be the day-to-day contact for this contract.

Health & Safety Management / Risk Assessment

We will instruct and facilitate a Risk Assessment (as required) and then liaise with the surveyor and Directors of the Management Company to agree a scale of works if required. The Risk Assessment will be regularly reviewed or carried out regularly, as determined by the surveyor.

Financial Management & Planning

Macaulay & Co. will be responsible for issuing, raising and chasing invoices for service charges, ground rents, insurance premiums and ad-hoc levies/charges as required. As standard, we will provide an annual budget, produce accounts at the end of each financial year in accordance with Client Money Protection (CMP) and manage any arrears. We will review finances regularly with Directors of the Management Company to forward plan for coming years.

Insurance

We will ensure that the development and property have the required insurances in place, including but not limited to, public liability, employers’ liability and buildings insurance.

Daily Management

Our office will be responsible for all day-to-day issues raised which may impact common parts of the development. This includes cleanliness, leaks, repairs and enforcement of the lease and its covenants. If a property within the complex is let separately, we will also liaise with the managing agent or landlord directly.

Resident Meetings & Annual General Meetings

Macaulay & Co. will organise and facilitate any general resident meetings, including the Annual General Meeting required by the owners and management company.

Re-sale

We will liaise with relevant parties, including solicitors to facilitate the sale and purchase of properties within the development. This will include providing relevant documentation as required and requested.
