Renting Your First Home in Skipton: A First-Time Tenant’s Guide

Renting your first home comes down to six steps: view the property, apply, get referenced, pay a holding deposit, sign your tenancy agreement, then pay your deposit and move in. In England, tenancies are periodic from day one, so there’s no fixed term to commit to – you can give two months’ notice to leave whenever you need to.

Step 1 — Find a Property and View It

Step 2 — Apply and Get Referenced

If you want to go ahead, you’ll fill in an application with your address history, employment details and a previous landlord’s contact if you have one. Referencing checks your credit history, income and, where relevant, what a previous landlord says about you. If you’re newly employed or self-employed, tell your agent early – it doesn’t rule you out, but it does change what evidence you’ll need to provide.

Step 3 — Pay Your Holding Deposit

Once your application’s approved, you’ll pay a holding deposit of one week’s rent to reserve the property while referencing is finalised. This comes off your first month’s rent when you move in. It’s only kept back if you pull out, give false information, or fail referencing through your own fault – not for any other reason.

Step 4 — Sign Your Tenancy Agreement

Your tenancy will be periodic from the start, meaning it runs on an ongoing basis rather than a fixed term you’re locked into. You can give two months’ notice to leave at any point once you’ve moved in. You’ll also be given a copy of the government’s How to Rent guide and, since May 2026, a Renters’ Rights Act Information Sheet explaining what the current rules mean for your tenancy. Read both – they explain your rights in plain terms, not just your obligations.

Step 5 — Pay Your Deposit and Move In

Before you get the keys, you’ll pay your security deposit, capped at five weeks’ rent where the annual rent is under £50,000, plus your first month’s rent. Your deposit gets registered with a government-approved scheme within 30 days, and you’ll receive confirmation of where it’s held. You’ll also get a check-in inventory recording the property’s condition – read it properly and flag anything that’s wrong before you sign it, since it’s what your deposit gets checked against when you leave.
