We’re independent letting agents based in Cross Hills, with no head office and no corporate fee shaping how your property gets managed. Joanne, our PropertyMark accredited property manager, and Macaulay, our founder, work personally with every landlord we manage for, across Keighley, Skipton, Silsden, Sutton-in-Craven, Bingley and the wider Aire Valley and Pendle.

How the handover works
1 Tell us where things stand
Call or email us and tell us about the property, the tenancy, and what’s prompting the change. No obligation, no pressure.
2 We review any existing tenancy
We check the tenancy agreement, deposit registration and current compliance position, and flag anything that needs bringing up to date.
4 We agree the right level of management
Depending on what you need, this sits at the same level as our Rent Collection or Fully Managed service – we’ll confirm which, and the fee that applies, before you commit to anything.
5 We take over
Your tenant is notified and nothing changes for them day-to-day – same rent day, same property, a new point of contact for anything that needs sorting.
What stays the same for your tenant
A change of management shouldn’t feel like a change of tenancy. The existing agreement remains valid, any deposit already protected stays registered – we’ll re-register it if it isn’t – and rent continues on the same schedule. What changes is who your tenant calls when something needs fixing, and who’s keeping track of the compliance dates.
Bringing your compliance up to date
Self-managing, or working with an agent who only handles rent collection, makes it easy for gas safety, EICR, EPC or deposit protection dates to slip without anyone noticing until it matters. If anything on your property needs bringing up to date, we’ll tell you clearly what it is and get it sorted as part of taking over – not as a surprise further down the line.

Frequently Asked Questions
What's the difference between property management and a full letting service?
Property management is for a property that’s already let – we take over rent collection, compliance and maintenance without any tenant-find or marketing involved. Our full letting service (Landlord Services) covers finding a new tenant as well as managing the tenancy afterwards. If you’re not sure which applies, get in touch and we’ll tell you.
Can you manage my property if I'm currently self-managing?
Yes. This is one of the most common reasons landlords come to us – the property is let, everything is largely fine, but keeping on top of compliance and maintenance alongside everything else has become hard to sustain. We review where things currently stand and take it from there.
Will my tenant need to sign anything new?
In most cases, no. Their existing tenancy agreement remains valid, and we simply become their new point of contact for rent, maintenance and any queries. We’ll write to introduce ourselves before we take over, so there’s no surprise.
My current agent only finds tenants - can you take over just the management side?
Yes. If your current arrangement stops at tenant-find, we can take over rent collection, compliance and day-to-day management from wherever the tenancy currently stands, without needing to re-market the property.
Is there a fee to switch to your management service?
Our property management service is set on the same basis as our Rent Collection and Fully Managed tiers, which are detailed in full – with fees – on our landlord services page. We’ll confirm exactly which applies and what it costs before you commit to anything.
Do you manage properties outside Cross Hills, Keighley and Skipton?
We cover Cross Hills, Keighley, Skipton, Silsden, Sutton-in-Craven, Bingley and the surrounding villages across Craven, Pendle and the Aire Valley. If your property is just outside this area, get in touch and we’ll let you know if we can help.
